2023 MEETINGS

The Monteray Shores Board of Directors holds an open Board Meeting each quarter. These open meetings are held virtually via zoom. Below is a meeting link invitation that will be emailed to all owners the day of the meeting with an agenda. All owners are welcome and encouraged to attend. The November meeting will be a Budget Q&A forum and the Annual Meeting of the Membership is scheduled to be held on Saturday, November 11th at 10am. The annual meeting will be held in person with owners welcomed and encouraged to join via zoom, if unable to attend in person. CURRITUCK COUNTY BEACH PERMIT

We hope this finds you all well and enjoying Spring.

We understand that with Spring, and certainly Summer, many Monteray Shores Owners/Visitors will want to have access to the Currituck Beach 4WD area. As Owner’s in Monteray, you are NOT required to obtain the weekly permit.

However, any visitors/guests to your home are. The permitting process is not as “straight forward” as many may like. In an effort to help decipher the “code” we have identified the necessary steps for each Owner and Visitor below. We encourage you to have this information posted in your homes for your Visitors/Guests.

  • Full-time renters are required to provide proof of residence.

**The above is for 4WD vehicles ONLY. Solid Waste decals DO NOT replace the ATV or UTV permit necessary for use in the 4WD area. Only County residents and property owners may obtain an ATV or UTV permit.**

As discussed at the February 8, 2022 Community Board Meeting, attached is a draft proposed Board Resolution that is being posted for a period of 60 days for Community comment, questions, suggested edits, concerns, etc.

The Board encourages all Members to participate in this process. Each comment, concern, etc. will be evaluated and, to the extent appropriate, the proposed Resolution will be revised to address the issue raised by the comment.

MEETING DATES:

The following meetings of the Board of Directors will be held virtually, via zoom. Members are welcome and encouraged to attend:

  • Tuesday, February, 8th, 2022 at 6pm
  • Tuesday, May 10th, 2022 at 6pm
  • Tuesday, August 9th, 2022 at 6pm
  • Tuesday, November 8th, 2022 at 6pm

These quarterly Board Meetings will be conducted with members to observe during proceedings with an open session to be held at the end of each meeting to take comments and questions. We will ask that questions be limited to three minutes to ensure everyone present has the opportunity to speak.

We will also request questions be limited to topics on the agenda to ensure the Board or Management have had the opportunity to prepare for or review new items.

All are encouraged to provide any questions or concerns to management as you have them so they can be addressed accordingly.

In addition, the Board of Directors has set a schedule to meet via zoom in a closed session Special Meetings on the second Tuesday of each month at 3pm for the Months of March, April, June, July and October for any items in need of attention between regular meetings.

BOARD OF DIRECTORS:

A warm welcome to Michael (Mike) Schutzer, as elected at the 2021 Annual Meeting of the Membership to serve a three-year term, and Roger Jones, as appointed at a Special Meeting of the Board of Directors on January 18th, to fill the remainder of the vacant term of three years previously held by Bob Scott.

Thank you so much to Bob Scott for your work on the Board.

In addition, we’d like to thank Larry Westphal for your time as well and for your continued offer to volunteer as I’m sure we call upon you in the future!

The new Board member election is this coming Tuesday so we need your form if you have not yet turned it in.

To be sure we get it on time, you will need to e-mail it to us if you haven’t already sent it in.

We need to receive your form before Monday to be sure we see it and can tally it in. Any forms received by Monday morning WILL be included. You will receive a reply from us that it we got if you e-mail it, so if you get that, then you know you got it to us in time.

Good Evening Monteray Shores Community,

A break in a main water line at one of the homes on Sea Ridge Drive was reported yesterday and a repair was completed at about 9a/9:30 this morning. When there has been a repair to a water line, you should always run your water a bit and may see some brown in it. Run it until it is clear. There may also be some air in the line that should clear out by running your faucet as well. This is not unusual after a water line repair.

The section impacted was on Lookout Way but Monteray water systems are all connected so it is possible to need to do this in other areas of the community and having one of the areas shut off could have impacted other homes who’s water was on this morning while the Lookout Way water line was off.

Please let us know if you continue to have an issue, even after running your water to clear your line so we can report it for you.

If your home is vacant and your lines have not been winterized, you want to ensure you run a faucet for this upon your return to the home. If you have tenants or guests scheduled to arrive, it would be recommended to have someone go to the house before their arrival if you want to ensure they don’t have the issue. As a reminder, water lines for vacant homes should be winterized if you will not be using the water and it is recommended if you are home to have a faucet on a low drip if temperatures are expected to drop below 30 to avoid freezing pipes.

Dear Monteray Shores Homeowners,

We closed the Clubhouse for the last 2 weeks in December out of an abundance of concern over the COVID-19 variant, Omicron, to protect you and our staff.

The Board of Directors is working to re-open the Clubhouse in January with individual owner codes for the front door. We have prepared a draft access waiver and have tested the keypad software.

Unfortunately, we have several other steps we need to do including:

1. Replacing the video camera system in the gym;

2. Putting a cleaning contract in place;

3. Upgrading the UV cleaning equipment which will self activate every four hours.

As soon as we have these steps completed, we will send out an additional email stating when we can activate codes for gym usage.

Monteray Shores Welcomes Association Consultants, LLC Effective August 1st


We are excited to announce your Board of Directors and Association Consultants have finalized an agreement to manage the Monteray Shores PUD Homeowners Association effective August 1, 2021.

Association Consultants will work alongside your Board of Directors and Architectural Standards Committee (ASC) to manage your Association’s financial and community functions. You will receive a notice with forms and more information in the mail. Please look for that notice and complete the forms provided so we can ensure our records are updated with your information.

 

Amy Wygans, Senior Association Manager, will be your Association Manager. As the liaison between the Members, the Board, and the ASC, Amy will be your direct point of contact for all Monteray Shores communications. Amy comes to us from Virginia, where she has many years in the Association Management industry. Over the years, Amy has earned a respectable reputation amongst her colleagues for her communication style and successfully integrating many diverse associations into unified communities.

While the initial notice and forms are being sent via USPS, to save the Association money on communications and keep with our goal of “going green,” we will send all future communications (where legally applicable) to the owners electronically thru the email address provided at transition. If we were provided an email address for you, we have also sent the notice and forms via email from info@associationconsultantsllc.com. If you have not yet received it, please check your SPAM folder and markusas asafesender.

  • Our office hours are Monday through Friday, 9 am to 5 pm.

Please keep in mind outside lighting is supposed to be low level, subtle, and discreet enough not to be obtrusive to neighbors. Many in the community like to see the stars at night or sleep with a window open and do not want security lights or driveway outlines shining in their house. Consider security lights that are motion activated rather than on all the time. Remember to point them down, not at the street or houses. Examine your edging lights to determine if you really need all of them or if driveway and walkway could still be visible with half or even three-fourths removed.

Also, remember that ambient lighting interferes with endangered sea turtles as they hatch. Even a faint glow on the horizon will disorient the new hatchlings who instinctively use moonlight as a guide to get to the sea safely.

Bulk trash items, like mattresses and lounge chairs, will NOT be picked up unless you arrange with Bay Disposal. Pickup days for bulk items are Monday, Wednesday, and Friday. Call 252-491-5105 at least a day ahead to arrange pickup. If not picked up, we will call OBX hauling for disposal at owner’s expense. Thank you for keeping the neighborhood clean!

State and County ordinance defines six or more unrelated adults renting one house as a “boarding house.”

It is illegal to operate Boarding Houses in residential neighborhoods. If you believe a house in Monteray Shores falls in this category, please notify Currituck County Sheriffs immediately.

Owners: please be aware of who and how many people are renting your Monteray Shores residence. Even this early in the season, we have had complaints about late night parties and trash and debris left in yards. It is a good idea to give one of your neighbors your contact information so you can be notified if this happens. Then you can make sure your rental agency checks the interior for damage before refunding any damage deposits.
